Why should I buy through you instead of directly from the developer?
While you can certainly approach the developer directly, working with me offers several advantages. First, I act as your advocate—I negotiate on your behalf for better payment plans, flexible possession clauses, or value additions like parking or upgrades that developers often keep reserved. Second, I have relationships with multiple projects, so if this one doesn't perfectly fit your needs, I can show you alternatives quickly. Third, I handle all the documentation and coordination, saving you time and potential mistakes. Finally, if issues arise post-purchase—like delays or disputes—I'm here to follow up on your behalf, whereas the developer may deprioritize direct customers once the sale is done. You're not paying extra; the developer pays my commission regardless, so you get professional support at no additional cost.

Will I get a lower price if I go directly to the developer?
The base price is the same whether you come directly or through me—the developer has fixed rates for each unit. However, what changes is what you negotiate around that price. When you deal directly, you're negotiating as an individual against a large organization with trained sales teams. When you work with me, I negotiate collectively on behalf of multiple buyers, which gives me leverage. I can often get you better payment terms—like extended payment schedules, post-possession payment windows, or waived registration charges. I can also negotiate value additions like extra parking, upgrades to flooring or fittings, or maintenance cost waivers. So while the headline price stays the same, the total value you receive is often better.

What's included in the quoted price—is it all-inclusive or are there hidden costs?
Great question—this is where clarity matters. The quoted price is for the carpet area and built-up area of your unit. Beyond that, there are separate, transparent costs: registration fees (typically 5-6% of the property value), which you'll pay to the government; society charges and maintenance, which start after possession and vary by building; and any optional add-ons like parking, which I'll specify upfront. There are no hidden costs. I always provide a detailed cost breakdown showing the unit price, registration estimates, and society charges separately before you commit. If a developer tries to add unexpected charges later, that's a red flag, and I advise against that builder. My reputation depends on you being satisfied, so I make sure everything is crystal clear in writing.

Can you guarantee possession by a specific date?
I can't personally guarantee possession—that responsibility lies with the developer—but here's what I do: First, I only recommend projects from builders with proven track records in Pune. Second, I ensure the agreement clearly states the possession timeline and any penalty clauses if the developer delays. Third, I review the builder's history with you—how many projects they've completed on time, what delays they've faced, and their credibility. For added protection, I advise buyers to ensure their agreement includes compensation clauses for delays. If a project is already under construction with a solid foundation laid, the risk is lower than an early-stage project. I'm transparent about timelines—if a builder has a history of delays, I tell you upfront so you can decide if you're comfortable with that risk.

What happens if the project doesn't get completed or the developer disappears?
This is a legitimate concern, especially for off-plan purchases. Here's the legal framework: Your money is held in an escrow account by the bank, not directly by the developer, until specific construction milestones are reached—this protects you. Second, the developer must register the project with the Real Estate Regulatory Authority (RERA), which provides oversight and accountability. If the project stalls, you have legal recourse through RERA to either get your money back or force project completion. Third, I advise you to buy only from registered builders with strong market presence and completed projects in Pune—builders like Lodha, Godrej, Shapoorji Pallonji, and established local developers have reputations to protect. Finally, ensure your agreement includes RERA clauses and buyer protection provisions. I'm not responsible if a developer defaults, but I reduce your risk significantly by recommending only credible builders.

Why are your rates/commissions different from other agents I've spoken to?
My commission is paid by the developer, not by you, so your out-of-pocket cost is the same regardless of which agent you use. However, what varies is the value I provide. Some agents simply show you properties and take their commission. I go deeper—I negotiate better terms for you, I'm familiar with specific developers' strengths and weaknesses, I help with post-purchase issues, and I guide you through the entire legal and financial process. Also, different projects offer different incentives; a premium project in Koregaon Park might have lower agent commissions than a value project in Hadapsar, but the developer decides this, not me. What matters isn't my commission—it's the total value you receive. I'm transparent about what I earn, and I focus on getting you the best deal possible. If you compare agents, compare the total package: price negotiated, terms secured, and support provided—not just the commission structure.
